Langland Bay Road holiday home is a great base to benefit from beach and village life. Situated on the hill above the bays of Langland and Rotherslade you are a five minute walk away from enjoying a coffee overlooking the sea in the beachside cafes. You can play tennis on the Langland Bay courts, have a surfing lesson, set off around the Gower coastal path have dinner in Langland Brasserie or even just grab a book and a beach towel and relax on the sand. The busy village of mumbles with it's boutiques, bars, galleries, restaurants, pier and lighthouse is a ten minute walk downhill. Langland Bay Road is a funky and functional family home.

Langland Bay Road is a great choice for a family or group who like space, style and convenience. The house is a well loved family home which is lived in and looked after by its owners during off peak times. The large and bright, open plan kitchen diner is a lovely space for you all to enjoy your holiday together. Breakfast at the centre island or gather around the large dining table for meals or board games. Gourmet meals will be a breeze in this beautiful kitchen with a range cooker and all mod cons. There is even a dartboard, why not challenge granny to a match.
The comfortable sitting room is stylishly finished with design classic furniture arranged around a wood burning stove and wide screen television. The property's elevated position means that the wide bay windows let in a lot of light and has a view out over the trees and rooftops.
A second family room is a real asset, the kids can play with their toys or curl up to watch a movie whilst still being observed from the kitchen diner if necessary. This room has a desk, a large comfy sofa and a wood burning stove.
The utility room is equipped with a washing machine, drier and a sandy shower. The utility room can be accessed from outside through a side door so you can wash off the beach before you enter the living areas.
Upstairs there are four bedrooms. Children will love the bunk beds in the large children's room, flooded with light from the large bay windows. Plenty of room for the little ones to play in here.
The master bedroom is tastefully furnished and has fully fitted wardrobes and again plenty of light from the large window with views over the trees to the sea. This room has an en suite bathroom currently being upgraded (photos to follow).
There is a lovely single room with funky decor guaranteed to get a thumbs up from any child. A further double room in the eaves has beautiful exposed beams and a stylish en suite shower room.
The family bathroom is elegant in charcoal and white and a great size. There is a bath, walk in shower, sink and w.c.
Outside (pictures to follow) there is an enclosed rear garden, with a south facing patio. Your kids will love you for booking Langland Bay Road it has a Wendy house, a climbing wall and a trampoline. At the front of the property there are steps up to the property. The house has rear access with parking for two cars. There is also on street parking in front of the property.
This property benefits from a Saturday changeover day, but for the week of 21st to 28th July this week is available with a Friday changeover day.

The village of Mumbles is known as the gateway to Gower. What was a fishing village with a Norman Castle is now a vibrant centre with restaurants, cafes, bars and boutique shops. A good base for your holiday with all these amenities, beaches within easy walking distance and the isolated beaches of the Gower a short distance away. Escape to Rhossili beach in twenty minutes, and return to Mumbles for a wonderful evening out without worrying about having to drive.
On offer is also an amusement arcade, skating rink, parks with children's play areas, Mumbles Pier and even a friday night film show in the local hall. During the summer holidays there is also children’s activities in the park provided free of charge by the local authority. Mumbles hosts numerous festivals and events. The Mumbles Jazz festival attracts musicians from around the world and the Navy Days Festival gets bigger every year. The Raft Race is a big event with local community groups, businesses and pubs getting together to race across the bay in ingenious and comical home made rafts. There are too many art fairs and craft markets to mention as well as a monthly farmers market, do not miss the famed lamb burgers cooked on a market stall and served with a mint dressing and a big mushroom in a bun, delicious.
If you want a change of scene there is the land train which connects Mumbles to the Blackpill Lido with a lovely cafe overlooking the paddling and play areas for the children. Futher around the Bay is Swansea itself for shopping as well as museums, art galleries, Wales' premier waterpark the LC and the historic Maritime Quarter.
The beaches closest to Mumbles are Limeslade and Bracelet Bay. The former has ample parking, a cafe and Italian restaurant with spectacular views over the bay. The latter an old fashioned style ice cream parlor and cafe.
Further along the cliff path are Rotherslade and Langland which are the most popular beaches in the area. There is parking and a number of child friendly cafes. The Langland Brasserie is located next the beach and is open all day for lunch, afternoon tea and evening meals in a truly fantastic setting.
Leave your cares behind and your car if you wish and experience the laid back approach to life in Mumbles where everyone wears shorts from March to October.
